1. Schedule Consultation

– Meet to discuss needs and priorities to establish scope of work
– Tour Property, if applicable
– Deliverable: Scope of Work Statement, Proposed Schedule, and Design Fee


2. Concept Development
– Develop Conceptual Layout and/or Site Diagram
– Meet with Client to Discuss Concept and Feasibility
– Deliverables might include conceptual floor plan and elevation for use in marketing to investors/tenants or in finance package

3. Design and Construction
– Develop Construction Plans for Bidding and Permitting
– Material and Furniture Selections
– Assist Client with Bidding and Contractor Selection
– Represent Client During Construction, review progress and quality of work, review and approve contractor application for payment
– Project Close Out – insure client receives all required manuals, warranties, lien waivers, etc
– Conduct 1 Year Warranty Inspection
